The rental market was active in the last year, but turnover by sales was low. There are several sizes of condos at Lakeside Terrace, and prices vary accordingly. For instance a studio condo with 528 square feet listed for $137,000 and sold for $124,500 in 2017. A similar sized unit rented for $1300 a month, suggesting that that condo was a good investment for someone! A 624 square foot short sale is under contract for $160,000 in August 2017. One bedroom unit with 840 square feet, which listed for $175,000 and sold for $170,000 in 2015 are now selling for $207,000 and higher. A bank owned property with 1464 square feet sold for $200,000 in 2015– which might be the deal of that year and 2017! A similar 1464 square foot unit sold for $290,000 in May 2017 with $5000 back in closing costs. In 2015 a two bedroom two bath with 1220 square feet sold for $260,000 but in 2017 similar sized units have hovered around $245,000.

Amenities at Lakeside Terrace on Democracy Boulevard
Condo fees include all utilities except phone and internet, common area maintenance, exterior building maintenance, lawn maintenance, management, master insurance policy, reserve funds, water and sewer, snow removal, trash removal, tennis courts, pool and outdoor picnic spaces.
The biggest drawback to the condos at Lakeside Terrace probably is the high condo fee. While the sales prices are very reasonable, the fees tend to discourage some buyers looking in the 200,000s. For instance, the 1220 square foot condo has a monthly fee of $771 so it is important to remember that includes all utilities and exterior maintenance!
What is Near Lakeside Terrace on Democracy Boulevard
The condos at Lakeside Terrace on Democracy Boulevard are just a few blocks from all that Wildwood Shopping Center, the Rockville Pike and Bethesda has to offer. Metro access is available at the Grosvenor metro stop.
Grocery shopping is readily available at Dean and DeLuca at Wildwood, the Giant on Old Georgetown, Whole Foods on Executive Blvd, the Harris Teeter at Old Georgetown Road, and Trader Joe’s on the Rockville Pike. Suburban Hospital is about three mile away, and Suburban is now part of the Johns Hopkins Medical Hospital system. Many people who live at Lakeside Terrace work at the National Institutes of Health or Bethesda’s Walter Reed Medical Center.
