They range in size from two one bedroom units with 619 square feet of space on the first floor to sixteen three bedroom two bath units with 1465 square feet of space. The location at Hungerford Drive, just three blocks from the Rockville, is close to the Rockville Town Center, the Montgomery County courts, and lots of shops and delicious restaurants.
As time goes by, condo fees creep up and some creep up more than others. In 2021 the largest units – those with three bedrooms and 1465 square feet – sold in the high $300k’s and had a condo fee in the $600s each month. Richard Montgomery High School is the oldest public high school in Montgomery County. It was first established in 1892 as “Rockville High School”, when the state Board of Education first allocated funds to local school to educate high school students. The first class of twelve seniors graduated in 1897.
A new high school was constructed and opened for use in September 1905 on East Montgomery Avenue and Monroe Street. An addition was built in 1917, expanding the school to 19 classrooms. The school was renamed Richard Montgomery High School in 1935. The building was completed in 1942 at 49,167 sq ft (after a fire destroyed the old high school in 1940.) Additions to the school were made in 1952, 1959, 1964, 1969, 1975, 1988 and 2007. The current campus is 26.2 acres (106,000 m²) in size. The school has an artificial turf stadium next to tennis courts and a track.
The school houses Montgomery County’s first International Baccalaureate Diploma Programme (IB). This competitive-entry magnet program draws students from all over Montgomery County and has an IB diploma rate of 97%, the highest of its kind in the United States. The IB program has a 10% acceptance rate for incoming freshmen. Entry is based on an entrance examination, middle school transcripts, teacher recommendations, and personal essays.
Incoming freshmen who have been accepted into the IB program are first enrolled in a special two-year program consisting of courses designed to prepare them for more rigorous IB courses they will take in their junior and senior years. This also serves as a continuation of the final two years of the Middle Years Programme (MYP). The first three years of the MYP program are offered to all students who attend Julius West Middle School, which is the sole middle school that feeds into RM. The MYP curriculum stresses “life long learning,” “critical thinking,” and “responsible global citizenship.” It is a five-year program designed for students in grades 6–10, and all Richard Montgomery students participate regardless of whether they are in the IB program or whether they participated in middle school. Upon completion, non-IB students can apply to enroll in the IB programme. Students are accepted each year through this secondary application process for the IB programme.
The average class size is 24.8, although this number has recently been increasing, and it has a student to staff ratio of 14.5:1.
In 2007, Richard Montgomery was featured in Newsweek magazine as the 27th highest-rated high school in the nation. In June 2002, it won its first award in National Scholastic Championship at George Washington University. Richard Montgomery High School won the 2003 Blue Ribbon in Education Award by the United States Department of Education. RM has been identified as the number one school in the D.C. metropolitan area in the Challenge Index for Rigor. Richard Montgomery has also had multiple Marian Greenblatt Education Fund award winner.

In 2022, the condo fee for a one bedroom one bath unit with 732 square feet is $424. The fee for a three bedroom two bath unit with 1465 square feet is $688 a month. The condo fee includes cable tv and high speed internet, common area and exterior maintenance, management, parking, reserve funds, trash and snow removal, outdoor pool, club house, exercise room, meeting room and club house.

What Has Sold Recently at the Fitz
In the last quarter of 2021 and the first quarter of 2022, nine units sold at the Fitz in Rockville Town Center. The least expensive was an MPDU without income restrictions which sold for $216,000. With 1065 square feet of space and one bedroom and one bath, this was probably the bargain of the year. The most expensive unit to sell was a three bedroom two bath unit that sold for $395,000 with 1403 square feet of living space. That unit was two levels with a spiral staircase going to a loft upstairs.

Everything you need is nearby from grocery stores to fine shops, good restaurants, movie theaters and commuter routes around the city. Close by the Fitz on the Rockville Pike are restaurants like Seasons 52 and Palamar in the new Rockville Town Center and the Pike & Rose. The nearest grocery stores are the Giant at Old Georgetown Road and the Balducci’s at Wildwood. In addition, there are Whole Foods grocery stores on the Rockville Pike and also on Executive Boulevard at 11355 Woodglen Dr, Rockville. Don’t miss the Harris Teeter at Park Potomac on I- 270 and another at 11845 Old Georgetown Rd. There is great shopping close at hand at Wildwood on Old Georgetown Road also with Balducci’s, banks and such, a pharmacy, Le Pain Quotidien, Starbucks, Sarah’s Handmade Ice Cream, Bethesda Bagels and distinctive boutiques like Blue Mercury.
