Big changes are coming to Bethesda MD.  Big Employers are moving into Bethesda and many people want to be close to their jobs.  Woodmont Triangle is becoming the place to live.  Here are four condo communities near the big employers, Sussex House, the Whitehall, Madison Park and the City Commons at Bethesda. Several years ago, the medical facilities and staffing at Walter Reed were moved to the Bethesda Naval Hospital complex at Jones Bridge and Wisconsin Avenue, and traffic in Bethesda suddenly increased.  NIH has continued to grow and add staff, increasing traffic. Now Marriott is moving its headquarters from Democracy Lane to downtown Bethesda.  Parking is at an all time premium and traffic continues to impact the downtown area.  Bethesda is no longer a small town!  So….if you are working at Walter Reed or NIH or getting ready to move to Marriott’s new headquarters, maybe you want to look at some of the condos that are just a block or two away.  

That means looking near the Woodmont Triangle area.  Sitting on the west side of Woodmont Triangle, these condos are just a short stroll to the Bethesda Metro and all that downtown Bethesda has to offer from ethnic restaurants, unique stores, chain stores like Apple, Lululemon and Blue Mercury, and theaters.  

There is an iconic restaurant there in the Woodmont Triangle – the Bethesda Diner that I remember from my childhood, but it has been joined by other great choices like the Woodmont Grill, Jetties for wonderful sandwiches and salads, BGR for great burgers, and House of Milae for Korean food.  The wonderful thing about Woodmont Triangle is that most of the restaurants and shops are independently owned – and there are lots of moderately priced ethnic restaurants.  In a sense, Woodmont Triangle is old Bethesda while the area south of Old Georgetown, with the Amazon Store, Lululemon, 5 Guys, the Apple Store, Blue Mercury, and the Pottery Barn is the location for the national stores.

Shopping is easy here with Blue House and Random Harvest for home design, Mustard Seed and Reddz for repurposed clothing,  Daisy Too Boutique and the Posh Pooch (for Fido or Fifi). There are lots of great reasons for a leisurely stroll through the neighborhood!

City Commons of Bethesda was built in 1985.  It is a small community of 35 one and two story piggy back townhouse style condos.   The stucco exteriors are unique in Bethesda, giving the community a Mediterranean or southwestern feel.  The units range from a 600 square foot one bedroom condo (on one level) to a 1334 square foot 2 bedroom 2 and a half bath condo on two levels. 

The units have either a small patio outside the front door if they are lower level units or a balcony if they are upper level units.  There is ample assigned parking, although it is uncovered, in front of the units. The community is very pet friendly, with no size restriction.  Since you walk right out of your unit to the great outdoors, as you would in a single family house, your pet will find it very agreeable too. No waiting for the elevator to arrive when your dog really wants/needs to get outside!  Extra amenities include fireplaces and washers and dryers in each unit.

 CITY COMMONS OF BETHESDA CONDO FEE AND AMENITIES

City Commons is such a small community that you won’t find a fitness center or a community pool here – but honestly, with all of Bethesda just five blocks away, who needs it?  Condo fees at City Commons fall in the mid range of condo fees in Bethesda.  For example, the condo fee for a 2 bedroom 1.5 bath unit with 1050 square feet was $510 in 2015 and it still is in 2018!  The condo fee covers snow removal, parking, exterior maintenance, master insurance, and lawn care.  Utilities, including electricity, water and sewer, are separately metered.  

LIVING AT THE CITY COMMONS OF BETHESDA CONDOMINIUMS

City Commons of Bethesda is different from other condos in Bethesda on Battery Lane.  It is the only one on the northern side of Bethesda that is not a high rise.  Instead, it truly is townhouse living on a smaller scale. As such, it offers access to the outdoors on your balcony or patio and just by being able to walk out your front door and into the sunshine.  No elevators or long corridors here! Located on the northern side of downtown Bethesda, great restaurants like Jaleo and Duck, Duck, Goose  are just a few blocks away. Madison Park Condos Are Spacious and Stylish

Built in 1989 the Madison Park Condos were an instant hit.  The smaller units are found  on the first,second and third floors, ranging from 603 square feet to 739 square feet for the 01,02 and 05 tiers.  Once you reach the fourth floor, however, the floorplans change and become much bigger. On the fourth floor and above the units are at least 1077 square feet for a bedroom and den and a full bath and half bath.  If this sounds like the right size for you, look for the twenty units in the 02, 03, 05, 06, and 07 tiers.  The two bedroom two bath units are around 1300 square feet to 1408 square feet.  Finally, there are fourteen three bedroom, 2 and a half bath condos with 1747 square feet of living space!

Sales History at Madison Park Condos

From October 2017 to September 2018, six units sold at the Madison Park Condos.  They ranged in price from $890,000 for the 1747 square foot unit that the developer built for his parents with two bedrooms and two and a half baths to $465,000 for a two bedroom, one and a half bath unit with 1077 square feet.  There is only one unit on the market right now and that is for rent.  Unit 302 which is a one bedroom with 666 square feet was listed for sale but did not sell, so it was rented instead for $1850.

The Condo Fee at Madison Park Condos

The condo fee includes water and sewer, trash removal and common area maintenance. Parking is easily available with an underground garage. The building also has an exercise room and a party room. In addition, there is a park nearby with public tennis courts.  Smaller pets are allowed, which is wonderful since downtown Bethesda is just a short walk away and there are so many places to walk with your pet! 

The condo fee is very reasonable given the stylish feel of the building and it has remained very stable over the last two years.  The condo fee was around $350 in 2016 and $354 in 2018 for a 666 square foot one bedroom while the one bedroom and den (1077 square feet) was approximately $588 in 2016 and $616 in 2018.  The fee for a penthouse condo with 1747 square feet had a condo fee of $1112 in 2015 which went down to $1052 in 2018. 

Why You Want to Live on Battery Lane

Proximity to everything is always one of the best reasons to choose to live at the Madison Park condominiums, but serenity is another major reason.  You are between Old Georgetown Road and Wisconsin Avenue but tucked away in a green space of trees and lawns with a community park nearby. You will love the tennis courts and tot lots there.

If you want to shop, you can walk to the Woodmont Triangle and shop at Blue House or Reddz… just to name a few places.  Restaurants are plentiful with great choices like Woodmont Grill, BGR and Jetties among the many selections.  Lots of home decor shops are located here like Union Hardware and Random Harvest. This is more like Old Bethesda where the shops and restaurants are still individually owned and there are lots of well priced ethnic restaurants.

Sussex House is a small condo community with only 54 units on six floors.  There is lots of surface parking available for the residents. There are a variety of units in Sussex House, including 1 bedroom, 2 bedroom and 3 bedroom floor plans. Sussex House was built in 1974 so it is solidly built and very functional. You can expect large rooms with floor to ceiling windows in the living rooms and parquet floors through out.  Unless the bathrooms have been redone, they have ceramic tile floors and traditional vanities. Many of the kitchens have been remodeled so granite countertops and stainless steel appliances are common. 

 

 

 

One bedroom units with one bath run from 767 to 781 square feet  and are found in tiers 06 and 08. The two bedroom two bath units are between 1054 and 1135 square feet and are found in tiers 01, 02, 03, 04, and 05. The 3 bedroom units with two baths are an astonishing 1476 square feet.  Unlike the new construction in Bethesda which seems to start over $500,000 for a small one bedroom, the Sussex House condos are very affordable.  A one bedroom unit was sold for $250,000 in the spring of 2016  and a two bedroom, two bath unit sold for $350,000 in June 2016.  A three bedroom with 1476 square feet sold for $418,000 in November 2017 while a 1088 square foot two bedroom two bath sold for $341,018 in July 2018 while a slightly larger two bedroom two bath unit sold for $362,000 in September 2018..

The Sussex House Condo Community Has Lots of Amenities

The complex has a small exercise room, common laundry facilities, and bike storage. In addition, the condo building is located on Battery Lane next to a community park with a children’s play area, tennis courts and pathways.

 

  

 

 

 

 

 

 

 

 

CONDO FEES

The condo fee includes heat, air conditioning, electricity, gas, water and sewer, common area maintenance, insurance, and amenities including property upkeep. The condo fees vary based on the size of the unit.  They begin at about $660/month for a one bedroom unit and $783 for a two bedroom two bath in 2016 and go up from there.  The fee for the same sized two bedroom two bath unit is still $783 in 2018 while the three bedroom is now $979!

PET FRIENDLY?

My favorite question or amenity is whether a condominium is pet friendly or not.  This one is definitely pet friendly! Fido will enjoy it here and will think the park next door is picture perfect! 

RENTAL UNITS?

There are not many rental units, generally about 35%. You can check with the condo management  to get an exact figure at any given time. In October 2018 there are two units on the market for rent.  The one bedroom is for rent at $1500 while the three bedroom unit is on the market for $3100.  A two bedroom two bath rented for $2100 in June 2018.

WHAT IS NEAR SUSSEX HOUSE

This area of Bethesda is quieter than the area near the Pottery Barn at Woodmont and Bethesda Avenue. There are lots of restaurants and shops  and nearby necessities (such as the grocery stores, Starbucks, quaint diners, dry cleaner, banks) but there are no big chain stores like Lululemon or the Apple Store which you find in the area south of Old Georgetown.

Face it – Bethesda is getting to be a big little city.  The intersection of Bethesda and Woodmont Avenues has been transformed in the last few years from a quiet little area with a surface parking lot or two and a Barnes and Noble into a community with luxury high rise condos, a park, trendy stores and upscale restaurants.  Bethesda has gone high end! It is a great place to shop and dine, but for many people it is overwhelming as a place to live. Some residents long for the “good old days” when Bethesda was a little quieter.

Composed of two high rise buildings, just on the edge of downtown Bethesda and only a few blocks from the Bethesda Metro and the NIH Metro, the Whitehall gives you the best of Bethesda at a very reasonable price.  Adding to the sense of separation from all the noise and bustle of downtown Bethesda is a small park and public tennis courts so you have a real sense of “country club” living when you combine it with the pool at the Whitehall and its exercise room! 

The “high” condo fees ($1018 for that 1212 square foot unit) at the Whitehall tend to hold prices down but when a buyer looks at what the fees actually cover – all utilities, a front desk, pool, party room, storage facilities and an exercise room, the fees actually seem pretty fair.

THE CONDOS AT THE WHITEHALL ARE SPACIOUS AND WELL PRICED

 

There are nearly 300 units in the two buildings of the Whitehall, offering a variety of units in the Whitehall Condominiums for you to choose from –  one and two bedrooms and even small townhouses situated around the pool.  The addresses for the two buildings are 4977 Battery Lane and 8315 Brook Lane, Bethesda, MD 20814.  

One bedroom condos are approximately 827 square feet (not counting the balcony) while the two bedroom one bath units are approximately 1100 square feet and the two bedroom two bath condos are a little more than 1200 square feet. The townhouses are a particular treat with over 1500 square feet of space on two levels and 3 bedrooms and 2.5 baths.

The Whitehall Condos are composed of two high rise buildings and 13 townhouses. The front desk is located at 4977 Battery Lane, the larger building with approximately 260 units.  The condos at 8315 Brook are the larger units, although the building itself has fewer units.   The Whitehall buildings were built in 1963,  but did not become condominiums until late 1982.

 

The original floor plans are very traditional with enclosed kitchens and smaller bathrooms, but the living space and bedrooms are very spacious.  827 square feet for a one bedroom and 1200 square feet for a 2 bedroom, 2 bath condo for the prices at the Whitehall is incredible value in Bethesda.

 

PET FRIENDLY?

The Whitehall is definitely pet friendly! Dogs are allowed as long as they are below a certain weight limit.  All the green space on Battery Lane make Battery Lane a perfect place for dogs to stroll.
